Buying property in Japan is generally straightforward when each stage is properly explained and prepared for.
At Yamazanmai, we make sure you understand the property, the contract, the likely costs and any areas of uncertainty before you commit. If we identify a concern—or believe specialist advice is needed—we will tell you plainly.
The following is a general guide. The precise process and timeframe will depend on the property and the circumstances of the transaction.

Making an Offer

Initial offers and subsequent negotiations are handled through us as the intermediary. After a price has been accepted by both parties, we prepare a Letter of Intent recording the price and principal terms for signature. At this time, a full breakdown of expected costs is provided. After signature, the property is marked as held on our website and other marketing sites while we begin preparing documents.

Preparing Documents

We prepare the Sale and Purchase Contract and Statement of Important Matters. We check ownership, access, boundaries, restrictions and guidelines, utilities and other relevant matters, recommending specialist advice where necessary. Documents are prepared by our licensed transaction specialists in Japanese with English translations.
Timeframe: 2-3 weeks

Executing Documents & Deposit Payment

After the important matters have been explained, all questions answered and the terms agreed, the contract is signed and becomes binding. At this point, the deposit—typically 10% to 20% of the purchase price—and 50% of the brokerage fee are paid. Unless otherwise agreed, the deposit is released to the seller at this time.

Preparing for Title Transfer

An independent judicial scrivener prepares the ownership transfer. Buyers need to provide identification, proof of address, a power of attorney or corporate documents. We coordinate this process and provide an introduction to an English-speaking solicitor where necessary. Prior to settlement, all remaining funds are sent to an escrow or holding account.

Settlement & Transfer of Ownership

On settlement day, the judicial scrivener ensures the property’s title is clear, and any mortgages have been discharged. The held funds are transferred to the seller, and the paperwork for the ownership transfer registration is submitted to the Legal Affairs Bureau. About two weeks later, the solicitor couriers the new title deeds to you.
Timeframe: 3-4 weeks. Total time from offer: typically 6-8 weeks

Agent Fees

The standard agent fee is: Purchase price x 3% + ¥60,000, plus 10% consumption tax. Different statutory limits may apply to properties priced at ¥8,000,000 or below. We confirm the exact fee and payment schedule before you commit. E.g. the agent fee for a ¥50,000,000 acquisition is ¥1,716,000.

Taxes After Acquisition
購入後にかかる税金
Typically three to nine months after purchase, a one-time real estate acquisition tax becomes payable. Annual fixed asset tax and, where applicable, city planning tax are also payable. Non-resident owners may need to appoint a tax representative in Japan. Yamazanmai can assist with this and arrange tax payments on your behalf.

Other Costs

Additional costs include judicial-scrivener fees, registration tax, stamp duty, bank charges, insurance and prorated property taxes or management fees.

Our property-management service can assist with inspections, maintenance, snow-related arrangements, insurance, bills, taxes and land management. We focus on protecting and maintaining properties rather than guest services or short-term rentals, but can introduce a trusted local rental operator where required.
